There are several steps to earning income from real estate rental properties.



1. Determine the type of property, ie , single family, multiple family, apartment buildings, commercial properties.

2. Determine how much you have for investment, in current liquid cash available.

3. Determine what the current rates, terms, downpayments, monthly principal and interest P&I, are for each type of property.

4. Determine the best location or locations that you want your property to be in. Usually it will be close to where you live, but under some condition, where you have the services of a real estate professional , the property can be anywhere.

5. Determine what properties are for sale in the location that you select. Get as many as you can, so that you can prepare a comparative value analysis.

6 Determine whether you intend to be a short term, fix and sell, or long term fix and rent investor. Short term usually is within a year, and anything longer, like for 10 15, 20 years can be your investment goal. Some families buy, rehab, and never sell the properties, for many years, with the properties being kept within the family as a wealth producing income stream.

7. You many need to obtain the help of a professional at this point, unless you have the experience necessary.

8. If you are determined to become a self taught investor, you should invest in some software programs that are available for new or even experienced investors.
